Coastal Bend Housing Market Enters Summer with Stable Prices and High Inventory

Coastal Bend, TX – The June 2025 housing report for the Coastal Bend region reflects continued inventory growth and steadier pricing across key markets. While buyer activity showed variance between areas, homes generally remained on the market longer, contributing to higher months of inventory and increasing buyer options as summer begins.


In Port Aransas, market activity showed strength with 22 closed sales and a high median sales price of $709,000, emphasizing continued demand in the luxury segment. Active listings rose to 558, and homes stayed on the market for an average of 159 days. Months of inventory increased to 14.8, indicating slower absorption and a market favorable to buyers seeking high-end coastal properties.


Rockport recorded 26 closed sales and maintained 422 active listings. The median sales price held steady at $415,000, while average days on market reached 85. With 15.7 months of inventory, Rockport’s market continues to present opportunities for buyers, especially those navigating mid-range price points.


Corpus Christi remained the most active market in the region, with 306 closed sales and 1,915 active listings. The median sales price reached $265,000. Homes spent 66 days on the market on average, and the city held 7.7 months of inventory—making it the most balanced among the four areas covered.


North Padre Island saw 21 closed sales and 473 active listings. The median price climbed to $424,500, and homes averaged 103 days on the market. With 18.1 months of inventory, this market reflects a slower pace, giving buyers considerable choice as they explore the island lifestyle.
