This month we spoke to an Ginger Browning, an agent based out of our New Braunfels office location, to learn more about her and get the inside scoop the real estate industry and the New Braunfels and Hill Country markets!
Tell us a little about yourself and your background.
I am a San Antonio native and went to College in San Marcos. My family moved to New Braunfels 30 years ago. Prior to entering into the Real Estate industry, I was Director of company providing assistance to people with developmental disabilities. I oversaw group homes, day programs and assisted living.
What is it about real estate that interests you?
As a Real Estate agent, I am able to care for my clients and help them reach their goals of homeownership that meets not only their needs but make their dream home a reality!
Describe your dream property.
I currently live in my dream property! Acreage on hill with a view of the beautiful Texas Hill Country that's also close to all the conveniences the incredible New Braunfels area has to offer.
What are your favorite neighborhoods and why?
There are so many great neighborhoods in the New Braunfels area, it's difficult to choose just one. If I had to pick a few, the homes and land in Newcombe Ranch, Copper Ridge, Rockwall Ranch and River Chase are beautiful and each neighborhood has great amenities.
What makes your city unique?
New Braunfels has a small-town feel but with the convenient commute to San Antonio and Austin, you can enjoy the best of both worlds. There is something for everyone to enjoy here. Our local music scene is well known for scene for everything from Rock, Rockabilly, Jazz, and Country. You can also enjoy outdoor activities at the nearby Comal and Guadalupe rivers, which wind through stunning parks like Landa and Cypress Bend or take a lake day and visit Canyon Lake. The area also full of food, shopping, and a variety of cultural experiences! All of this nestled is within the beautiful Texas Hill Country.
In such a competitive business what skills do you believe are necessary to become a successful agent?
I always put my clients interest above my own. My goal is to provide every customer with a phenomenal experience. I resist the urge to react, or to let emotions drive my decisions, keeping in mind that situations must be properly evaluated to come to the best decision for my clients. I accept and acknowledge differences as any great relationship is based on appreciating similarities and respecting differences. I strive to clearly communicate at all times whether it be one on one, or through technology. Lastly, I expect a Win/Win situation and focus on the outcome my clients want.
How do you stay on top of trends in the real estate industry?
Through a combination of consistent participation within local real estate associations, networking with other agents in the New Braunfels area, and continued education classes, I'm able to stay up to date on the latest real estate trends to provide the best service to my clients.
What is one of the most memorable properties from your career?
I had the honor of listing a beautiful custom home on six acres overlooking Canyon Lake. This stunning home was unlike anything I have ever seen. The custom-built 'barndominium' style home was a Hill Country masterpiece with stunning views of the lake, it felt like a permanent vacation home. Additionally, the property also had a guest house that was also adorned with stunning lake views. This property was one of my favorites homes I have ever seen, it would have been so much fun to live there!
What role has evolving technology played in the industry in your experience?
As technology continues to evolve, it helps me provide extraordinary service to my clients that includes a winning combination of traditional customer service standards elevated by the speed and convenience of modern technology. It also allows me to educate myself and my clients when something unexpected pops up. Applications make it easy for me to assist clients who are not in town. I have shown homes remotely as well as written up contracts, and even closed clients who are on other continents. The flip side of evolving technology is that it is also available to buyers and sellers. This is sometimes a good thing if the information is correct, but also at times makes my job more difficult as clients do not always find all the information and get just enough to get them in trouble.
What is one of the most commonly asked questions from your clients and how do you answer it?:
I am commonly asked why a real estate agent is needed in a basic transaction. Each deal is a little different and they all appear easy…until the wheels fall off! Inevitably, with every transaction, something goes a little awry. A professional REALTOR that is educated and stays on top of trends and regulations can help navigate the muddy waters when something goes wrong, whether it staying on top of important deadlines, a bad inspection, a cloud on a title, or an encroachment that needs to be addressed.
