Timelines stretched in most submarkets, inventory ticked up, and the buyer profile that defines this region — lifestyle-driven, second-home focused, in no particular hurry — showed up clearly in the data. Corpus Christi remains the steady anchor. Everywhere else, patience is still the price of admission.

Corpus Christi: Still the Region's Anchor
Corpus Christi posted 288 closed sales against 1,800 active listings this month — comfortably the highest volume in the region, as it has been every month this year. At 81 days on market and 34 days to close, the 115-day total cycle is longer than it was in the spring, but it's still the most efficient timeline of any Coastal Bend submarket by a wide margin.
Home prices here continue to hold up better than the rest of the coast: recent tracking puts Corpus Christi's median sale price in the high $260,000s, roughly flat to slightly positive year-over-year — a notable contrast to the price softness elsewhere in this report. Corpus Christi's buyer base is simply more diverse than its neighbors: primary homebuyers, military personnel connected to Naval Air Station Corpus Christi, investors, and second-home seekers all draw from the same inventory pool, and that diversity is what keeps the market moving even as the broader region slows.
For buyers, this remains the most accessible entry point on the Texas Gulf Coast. For sellers, accurate pricing and strong presentation are still what separate a 60-day closing from a 120-day price-reduction cycle.
Port Aransas: The Slowdown Deepened
Port Aransas is the submarket that moved the most this month, and not in sellers' favor. With 597 active listings against just 30 closed sales, days on market jumped to 159 — up sharply from the spring — pushing the total list-to-close cycle to 193 days, the longest in this report. Buyers here have more time and more selection than they've had in recent memory.
This isn't a market in freefall; it's a premium, tourism-and-lifestyle-driven market where the pandemic-era pricing has taken longer to work through the system than it has elsewhere on the coast. The 34-day close time is a bright spot: once a Port Aransas buyer commits, they follow through quickly. The challenge for sellers is entirely in getting to that offer stage. With this much competing inventory, price is the one lever sellers fully control, and it's doing more work than ever this month.
Rockport: More Sales, Longer Waits — A Market Worth Watching Closely
Rockport is the most interesting story in this report. Closed sales jumped to 51 — up meaningfully from the spring — even as days on market climbed to 123 and active listings rose to 381. That combination, more transactions alongside a longer average timeline, suggests a market working through a backlog of patient buyers finally converting, rather than a market speeding up broadly.
The 19-day close time is the fastest in the entire Coastal Bend, reinforcing what's long been true of Rockport buyers: they take their time deciding, then move fast once they commit. That buyer profile — often a retiree or near-retiree drawn to the birding, fishing, and quieter pace, or a second-home buyer who already knows exactly which neighborhood and water access they want — hasn't changed. What's changed is that more of them found their match this month.
Padre Island: Still the Most Patient Market on the Coast
Padre Island's numbers ask for the most candid read in this report: 402 active listings, 23 closed sales, 155 days on market, and 186 total days from list to close. That's a longer cycle than it posted in the spring, and it remains the longest timeline anywhere in this three-market series.
For buyers, this continues to be one of the most compelling negotiating environments on the Texas coast. Waterfront and Gulf-view properties that would have drawn multiple offers in 2021 are sitting for months. For sellers, the math is unforgiving: with roughly 1 in 17 active listings closing this month, strategic pricing, professional presentation, and a realistic timeline are not optional — they're the entire strategy.
